The Building Safety Act 2022 (“the Act”), which came into force on 28 June 2022, brought about significant changes to existing legislation. Although the new legislation arose out of the Grenfell Tower inquiry, the changes it brings about are far wider in scope than just external cladding systems and products. Some of the changes introduced by the Act are aimed at holding to account those responsible for building safety and at increasing access to redress for those affected. However, the changes will have wide-ranging effects on the whole of the construction industry, including issues not directly related to fire safety, such as geotechnical and geo-environmental activities in relation to residential dwellings, as explained in more detail in the LPA.
